What's landlord-to-tenant power supply?
The idea that the residents of a multi-party building are supplied with electricity produced directly in the building. The electricity is produced, for example, by a photovoltaic system on the roof or a block-type thermal power station in the basement. This electricity does not run through the public grid but is generated locally and consumed directly by the users of the landlord-to-tenant project. Usually, this type of microgrid is either managed by the owner of the property himself or by an independent operator as an investment. A study by the Federal Ministry of Economics and Energy (BMWI), for example, concludes that 3.8 million apartments - 10% of all apartments in Germany - could be supplied with electricity by these kinds of microgrids, at the current state of technology alone.
What advantages does this offer to real estate developers or property owners?
Electricity produced and consumed via landlord-to-tenant power supply, is now profitable for a wide variety of users. As the owner, you can increase your income by selling the electricity you generate yourself and at the same time increase the value of your property. It is therefore of course especially attractive for building owners to plan a new building as a landlord-to-tenant power supply. In addition, reorganizations offer the ideal possibility as well. If the central heating system needs to be renewed or the roof to be repaired, the additional expense for a microgrid project is reduced. And it is not only owners who benefit from its installation. It can also be profitable for commercial tenants to use their own roof areas to generate energy. Where previously only larger projects could work economically, much has happened in the meantime. Thanks to more cost-efficient installations and direct subsidies under the Landlord-to-Tenant-Electricity Act, projects starting at around 15 parties can now also be designed profitably.

As a tenant, you benefit from sustainably generated energy, which is even cheaper than electricity from the public grid. This makes conscientious electricity consumption possible without additional costs. All parties involved benefit from a high number of participants, because the running costs can be distributed and reduced. What services do we provide to support the implementation of landlord-to-tenant electricity?
In the field of landlord-to-tenant electricity, Discovergy's services include the creation of the metering concept, the installation of smart meters and further support in regular operation. The operator has access to our landlord-to-tenant platform, which greatly improves the billing and tariffing of the microgrid system.
Measuring concept: With Discovergy, any constellation of renewable energies is possible when creating the measuring concept, regardless of whether you want to use photovoltaic power exclusively or mixed generation coupled with a CHP unit. We could also implement a measuring concept with a wind power plant as an power generator. As a competitive metering point operator, we have negotiated general measurement contracts with all grid operators in Germany. This shows that we have always been able to reach an agreement, even if many grid operators still have very specific ideas for integrating a landlord-to-tenant power object or lack the experience to implement such projects.
Metering point operation: Once the measuring solution has been approved by the network operator, we coordinate the meter changeover and commissioning during the implementation phase. As soon as the project is fully functional, it enters regular operation.
